Our Process

A lot of folks are intimidated by the “custom” in custom homes. All of our projects are custom since we are the architects and the builder. Custom doesn’t necessarily mean “expensive”, it just means we customize your project to your needs.

We usually start in a face to face meeting with an idea our client has, whether it be a photo out of a magazine or an original drawing. Some people are a little reluctant to bring their “sketches” to an architect, but we encourage this approach. We are just as comfortable seeing 15 different plans from magazines or online and listening to what the owner likes about each one. We enjoy the challenge of taking all your favorite features and combining them into one design that considers all aspects of the project, including site plan, views, utility access, traffic, drainage, privacy, wind exposure, noise mitigation and future expansion or phasing of additional work.

If you choose us for your project, there is no fee for the consultation and design process. If not, we charge $1 per square foot of the living area of the design.

Once we arrive at a design that is satisfactory, an itemized cost proposal is provided. This is not an estimate, but a solid price on a turn-key home. We take it from dirt work to the final touch-up and even landscaping, if desired. The proposal includes an itemized list that details itemized costs, so the only way the cost would increase is if the owner selects a more or less expensive item than what is on the proposal. For example, we specify tile at $4/square foot but the owner finds something acceptable for $3.75/square foot, then the cost is actually reduced.

The owner pays directly for materials as they are ordered or purchased and labor each week. We get a simple percentage of that total to cover overhead and profit. During the height of covid stimulus, margins in this industry reached as high as 28%. The industry standard is 20% for overhead and profit, but we charge a reasonable 18%. This means that we never hold any client funds and only bill at the completion of each week.

Our custom home projects generally take 8-12 months to complete, though depending on weather, pandemics out of nowhere, and other unforeseen circumstances some may actually be shorter and some longer.
